Why Is My Gutter Sagging or Pulling Away From the House?
Quick answer: A gutter sags or pulls away when its hangers come loose or the fascia board behind them gives out, and in Las Vegas the daily heat and the dust packed inside the gutter are usually why. If the gutter and the fascia are still sound, it can be re-hung with new hangers instead of replaced. Call or text (725) 502-3114 for a free estimate.
What does the sag tell you?
Stand at a corner of the house and sight down the front edge of the gutter. It should be a straight line that falls gently toward the downspout. Where it is not, the shape tells you what failed.
| What you see | What usually failed |
|---|---|
| A dip in the middle of a run | The hangers in that stretch have loosened, or the gutter has bent there |
| A gap between the back of the gutter and the fascia board | The hangers have pulled out of the fascia, or the fascia is soft |
| A run that sits level or tips away from its downspout | The run has lost its pitch |
| One end hanging down or off the house | The hangers at that end gave out, often in a storm |
A sagging gutter also holds water. If water spills over the front at the low spot, or is still standing in the gutter a day after a storm, the pitch is gone there. Standing water speeds up corrosion in aluminum and breeds mosquitoes.
Why do gutters sag in Las Vegas?
The heat cycle. Every day from May through October, a gutter on a sunny fascia heats past 150°F in the afternoon and cools overnight. That expansion and contraction pulls on every hanger and every screw. Over 10 to 15 years, it is what makes gutters sag, pull away from the fascia and leak at the corners.
Old hangers. Many Las Vegas homes still have the spike-and-ferrule or strap hangers that were standard in the 1980s and 1990s. After two to three decades of desert heat, those hangers are often loose or backed out even when the gutter looks fine. Hangers set more than 24 inches apart are prone to sagging in this climate.
Weight before the first storm. Dust, roof granules, grit from construction and windblown gravel settle in the gutter through the dry months. When the first monsoon storm hits, all of it turns to heavy mud at once. That weight on hangers that are already loose is why a gutter that looked fine yesterday is sagging or down today.
Soft fascia. The fascia is the board the gutter hangs from. If it is rotted, split or soft, no hanger will hold for long. Water that has been running behind a leaking gutter for years is the most common reason fascia goes bad here. On many older homes, built in the 1960s through 1980s, the fascia cannot carry the load of a gutter at all.
Wind and ladders. Monsoon storms can bring wind gusts over 60 mph along with the rain. A ladder leaned against the gutter can also dent it and pull at its hangers.
What can I check from the ground?
- Sight down each run from the corner of the house. Note any dip, any spot where the front edge rises or falls out of line, and any run that tips away from its downspout.
- Look up at the back of the gutter. Daylight between the gutter and the fascia, or a gap that grows along the run, means it is pulling away.
- Look below it. Dark streaks on the stucco, a fascia board that looks dark or soft, or soil washed out under one spot all point to water getting out where it should not.
- Look after a rain. Water spilling from the middle of a run, or still standing in the gutter the next day, marks the low spot.
- Listen in the wind. Banging or rattling at the roof edge during a storm is often a loose gutter.
Do not lean a ladder on a sagging gutter or try to push it back up. A run that is half off can come down the rest of the way. Take a photo from the yard and text it to (725) 502-3114.
What does City Seamless do about it?
We check the gutter at the roofline: the hangers, the fascia behind the gutter, the pitch and the load of dirt inside. That is how we tell a loose gutter from a bad fascia board from a gutter that is bent past saving.
If the gutter itself is sound, with no cracks, no heavy corrosion and no crushed sections, we re-hang it. We take out the old spike-and-ferrule or strap hangers, clean and flush the gutter, and mount it again with screw-in hidden hangers at proper intervals and the right pitch. A re-hang costs much less than new gutters.
If the fascia is rotted, it has to be fixed before the gutter can go back up, and fascia repair is priced on top of the gutter work. On older homes where the fascia cannot carry the load, metal roof straps are fastened through the roofing material and secured to the hanger system.
We re-hang and repair gutters we did not install, too. Our repair and re-hang work carries a 5-year workmanship guarantee, and if a gutter we installed pulls away from the fascia within the warranty period, we come back and fix it at no charge.
Is it a repair or a new run?
A re-hang fits when the gutter is whole and only the hardware has failed. This is common on Las Vegas homes built between 1985 and 2005, where the original gutter is still serviceable but the hangers have loosened after two decades of heat.
A new run fits when the gutter itself is the problem: it has deformed beyond correction, it is thin aluminum that has oil-canned and cracked, or it is a sectional gutter leaking at its joints as well as sagging. A new City Seamless gutter is .032-gauge seamless aluminum, formed at the house in one piece for each run and hung on hidden hangers fastened to the fascia. It carries a 30-year material warranty and a 5-year workmanship guarantee.
If the gutter spilled in hard storms before it ever sagged, re-hanging it will not fix that part. See why gutters overflow in heavy rain.
Frequently asked questions
Can a sagging gutter be fixed without replacing it?
Yes, if the gutter itself is sound. A re-hang replaces the hangers and screws, keeps the existing gutter and resets the pitch. It costs much less than new gutters.
Why did my gutter sag right after the first monsoon storm?
Because months of dust and grit inside it turned to heavy mud in the storm, and the hangers were already loose from the daily heat cycle. The storm added the weight that the loose hangers could not hold.
How far apart should gutter hangers be?
In Las Vegas, hangers set more than 24 inches apart are prone to sagging. When we re-hang a gutter, the new hidden hangers go in at proper intervals, fastened into solid fascia.
Is a gutter pulling away from the house a gutter problem or a fascia problem?
Often both. If the fascia behind the gutter is rotted or soft, it has to be repaired before the gutter can hold. If the fascia is solid, the gutter can be fastened again.
Do you re-hang gutters another company installed?
Yes. City Seamless repairs and re-hangs all gutter types and brands, not only systems we installed.
