What fails on commercial gutters in Las Vegas?
The common commercial failures here are:
- Joints on old sectional systems. Many retail centers, office parks and industrial buildings from the 1990s and early 2000s still have the gutters put up during construction, with joints every 10 to 20 feet. The daily heat cycle cracks the sealant at each one.
- Sagging runs. Hangers spaced too far apart give way under the weight of water and packed dust.
- Downspouts pulled apart. Heat movement works connections loose until a downspout comes away from the gutter.
- Overflow. Debris packed at the outlets, or a system that was too small for the roof from the start.
- Scuppers too small for the roof. On a flat roof, an undersized scupper lets water pond behind the parapet in a monsoon downpour, which adds thousands of pounds of weight to the roof.
The pattern repeats every summer. The system sits dry for months while the heat works on it. Every day the metal heats past 150°F and cools by 70 degrees overnight. Then a monsoon cell drops an inch of rain in 30 minutes, and a joint blows open or a section pulls off the fascia. A big roof makes it worse: a 10,000-square-foot roof in a storm that rains an inch an hour sheds over 6,000 gallons of runoff, and all of it goes through a few outlets.
Which buildings do we repair?
HOA communities. Clubhouses, recreation centers, maintenance buildings and condo or townhome rows, where several rooflines feed connected gutters. We match community color standards and write detailed proposals a board can evaluate and approve through its standard process.
Retail centers. We typically work section by section, so tenant access and business keep going.
Office and medical buildings. Aluminum or steel, color-matched to the building, with the work scheduled around your tenants.
Warehouses and industrial buildings. Big roofs need high-capacity galvanized steel gutters and larger downspouts, 3x4-inch at minimum and often custom sizes.
We also work on churches, schools, community buildings, restaurants and hospitality properties.
What can a property manager check from the ground?
- Walk the building during or right after a storm. Note every spot where water comes over the front of a gutter, drips from a joint or pours from a gap.
- Watch the entries and walkways. Roof water dumping where tenants and customers walk is a slip hazard.
- Check every downspout at the bottom. Look for elbows that have come apart, downspouts swinging free and water pooling against the foundation or across the parking lot.
- Look up at the roof edge for gutters pulling away from the fascia, and at the walls under the scuppers for stains.
- Take photos, note where on the building each one is, and text them to (725) 502-3114 with the property address.
How does City Seamless handle a commercial repair?
We inspect the system at the roofline and give you a written assessment with a clear recommendation and a specific estimate. You will know which sections can be repaired, which are most likely to fail first and which need to be replaced. We do not push replacement when a repair will hold.
When a system fails in a storm, we respond and give you a permanent plan, not a patch job that fails again in the next storm. For larger properties, we can phase the work, the highest-risk sections first, and spread the rest across budget cycles.
On site, we coordinate with the property manager on scheduling, noise rules and access, and we provide certificates of insurance for your project file. City Seamless is licensed, bonded and insured for commercial work, with Nevada Contractor Licenses #0081882 and #0082656, including the C-13 specialty license Nevada requires to install rain gutters.
We repair and replace commercial systems no matter who installed them. Because we form gutter on site from coil, there is no wait for sections to ship. Most commercial projects can be measured, fabricated and installed within the same two-week window.
Repair, partial replacement or a new system?
Repair fits a sound system with a few failure points: a joint resealed, a downspout reconnected, a sagging run re-hung, an outlet cleared.
Partial replacement fits when the worst sections are failing and the rest still has life. Those sections go first.
A new system fits an old sectional system that is failing at joint after joint. We fabricate seamless galvanized steel or .032-gauge aluminum on site in continuous runs, so there are no joints along the run and the only connections are at the corners. New commercial installations carry the same 30-year material warranty and 5-year workmanship guarantee as our residential work.
Commercial repairs are priced by the job, and the estimate is free. For new work and full replacements, see our commercial gutter installation page.
